Check your council tax band in Manchester
Manchester City Council has one of the higher Band D council tax rates in England at around £2,100 per year. With bands set in 1991 using a rushed, large-scale valuation exercise, a significant number of Manchester homes may be in a higher band than they should be. Check your council tax band freeManchester council tax: the basics
Manchester City Council sets the council tax rate for properties within the M1–M90 postcode area (though note that Greater Manchester also includes neighbouring councils such as Salford, Trafford, Stockport, and others, each with their own rates). Your band, however, is set by the Valuation Office Agency — not your local council — and applies across all Greater Manchester councils using the same A–H band structure.
Manchester postcodes where this tool applies include M1 through M90. The band assigned to your property in 1991 determines your multiplier; the council then sets the annual Band D rate, which multiplies up or down depending on your band.
Why Manchester homes are worth checking
Manchester experienced significant urban change in the 1990s and 2000s — with large-scale regeneration, apartment conversions, and new-build developments that didn't exist at the time of the 1991 banding exercise. The city centre (M1–M4), Salford Quays, and regenerated areas like Ancoats and the Northern Quarter have seen especially rapid change, and the original 1991 bands may not accurately reflect how these properties compare to each other today.
In established residential areas like Didsbury (M20), Chorlton (M21), Levenshulme (M19), and Withington (M20), the original 1991 banding can vary significantly between similar properties on the same street — a common indicator that errors were made at the time.
What a successful challenge is worth in Manchester
At a Band D rate of approximately £2,100, each band reduction in Manchester is worth roughly £233 per year (one ninth of £2,100). A two-band drop — say from Band E to Band C — would save around £465 per year. If you've lived in the property for several years, backdating could add a meaningful lump sum on top of future savings.
The challenge itself is free and takes around 15 minutes to submit online. Our evidence pack provides a personalised comparable analysis, pre-written letter, and submission guide for £29.99 — a flat fee, not a percentage of your savings.
How to challenge your Manchester council tax band
Submit a Review of Band request directly to the VOA online at voa.gov.uk. The VOA — not Manchester City Council — is responsible for changing bands. You should base your submission on comparable evidence: properties in your postcode or nearby that are similar in size and type but in a lower band. Our tool identifies these comparables automatically from the public VOA register.
Frequently asked questions
Does this work for Salford, Trafford, or Stockport?
Yes. The VOA manages council tax bands across all Greater Manchester local authority areas. Our tool works for any postcode in the M, OL, SK, WA, BL, or WN areas — though note that each council sets its own rates separately.
How long does the Manchester VOA process take?
The VOA typically acknowledges submissions within 5 working days and aims to reach a decision within 2–6 months. Periods of high volume can extend this. You do not need to chase unless 6 months have passed without contact.
Can I challenge if I rent my Manchester property?
Yes. Tenants who are liable for council tax have the same right to challenge their band as owner-occupiers. If you pay the council tax bill directly, the band applies to you and you can request a review.
My Manchester street has mixed bands — is that normal?
Mixed bands on the same street are one of the clearest indicators that errors may have occurred in the 1991 banding exercise. If similar properties nearby are consistently in a lower band, that is strong grounds for a review request.
