Why we built this, and who it's for.
In 1991, the Valuation Office Agency carried out one of the most ambitious property valuation exercises in British history. Every home in England and Wales had to be assigned a council tax band — A through H — based on its estimated open-market value at that date. The process was done at speed and at scale, with limited data, across millions of properties. The result was a system that has determined council tax bills for over thirty years, and it contains a significant number of errors.
The VOA itself acknowledges that up to 400,000 UK homes may be in the wrong band. For each band you drop, you save typically £150–£350 per year — sometimes more, often backdated. The appeal process is free and handled directly through the government. There's no solicitor required and no tribunal unless you want one.
We built EntitledUK because the existing options weren't good enough. Most council tax checking tools just show you your band. They don't compare it to anything. Claims management companies will do the work but take 25–30% of whatever you save, which can mean hundreds or thousands of pounds out of your pocket. And while resources like the MSE free guide are helpful, they leave you to do all the research and write your own letter.
We wanted something in between. A tool that uses the actual VOA data to tell you whether your band looks wrong — not a rough guess, but a real comparison against every other property in your postcode. And then, if there's a case, gives you everything you need to make it: a comparable properties table, a pre-written challenge letter, and a step-by-step guide to the VOA submission process.
